Each December Time Magazine runs a Person of the Year on its cover. This year they made it interactive. They offered 15 seconds of fame by giving people the opportunity to see how they would look on the cover of the magazine. People were asked to submit a photo of who they would nominate for their Person of the Year. And would’nt you know it a joker in Ireland submitted my photo! All in good fun. So if you happened to be in Times Square at 10:34pm on December 17th 2005 and looked up thinking I know that face from somewhere it was me! The photo above captured the moment. Its amazing what technology is enabling us todo in realtime these days.

Taming the Neighbor’s Trees

What can sellers do when a neighbor’s landscaping is scaring away potential buyers? Every U.S. state allows homeowners to trim back roots and branches that invade their yard. However, sellers must be mindful of where their property line ends. Encourage friendly neighbor relations, and sellers just may find their neighbor is willing to pitch in to make both properties look better.

Here are some guidelines:
a) Know the Boundaries. Find the property boundary line on a surveyor’s map, stop on the line, don’t trespass.
b) Don’t hurt the tree. Most trees can handle reasonable pruning without difficulty.
c) Anticipate potential problems. Before you take action, find out if there is a structural problem.
d) Clean up the debris. If the debris is on your property, the neighbors are not respoinsible for the cleaning.
e) Mutual communication and cooperation with neighbors can pay off when the tidy landscaping increases the appeal of the home when it hits the market.

Don’t Let Tiny Closets Shut Out Buyers

When your are listing your home for sale, you must use clever staging and organizing tactics to maximize consumer appeal. Make sure closets are no more than two-thirds full and are painted in a neutral color, weed out and box up the least-used belongings; all the hard work will give you a head start on packing for the move. Box it up and move it out in labeled storage boxes; a) under the bed, b) to the garage, c) to the basement or d) to an offsite storage facility.
