Here are five questions a seller should think about and be able to answer – just in case they are asked.
1. Why are you selling this beautiful home?
The buyer wants to know how desperate the seller is, this could mean a lower offer, so answer carefully.
2. How much did the seller pay for this house?
You could answer; “I got a bargain as it was rundown” the sale price is on public record.
3. What defects does the home have and has a recent home inspection been done?
It’s a good idea to have an inspection done prior to selling, to rectify any problems, problems would result in a lower offer.
4. What problems have you had with this home?
You don’t have to reveal problems that have been rectified, State Law.
5. What is the quality of the public schools?
All buyers are concerned and you should have the answer.

According to The National Association of Realtors, the total existing-home sales increased by 5.2% in February and mild weather appears to be responsible for some of the gain. Weather conditions across most of the country were unseasonably milder in January and February and likely were a factor in higher levels of buyer activity. There is signs of stabilization in the market now as a result of the sales rebound, home sales should level-out in the months ahead. Housing is returning to a normal market, where annual home prices will rise a little faster than the the overall rate of inflation, this is what we expect for the foreseeable future. The price appreciation has yet to cool significantly.
